Just a few things we need to put in writing...

The fine print at Niseko Ski Lodge 

 

Deposit & Payment

Winter

  • A 50% deposit of the total accommodation costs is due within 2 weeks of booking. Bookings within 60 days of arrival require full payment within 7 days.

  • A booking is not confirmed until a deposit payment is received and confirmation is issued by Niseko Ski Lodge.

  • Full amount is due 60 days before the booking date. 

  • Failure to meet these payment requirements may result in booking cancellation. Cancellation fees as below will apply in this case. 

  • A minimum stay policy of 5 nights applies to all private room reservations between December 15th and March 8th.

Summer

  • Prepayment of the full amount is required within 7 days to confirm a booking

 

Prices

  • We accept payment in Japanese yen (JPY) only, through bank transfer or “Pay Now” portal

  • All prices are inclusive of 10% Japanese consumer tax and a 2% Tourism tax

  • The Niseko Ski Lodge accommodation and service rates are subject to change without notice. However, once the deposit has been paid, the most recently quoted value is fixed (in yen).

  • All foreign currency conversions and bank fees are the responsibility of the guest

 

Amendments

  • Changes in the number and ages of guests may change the final amount due. 

 

Cancellation

  • Cancellations must be made by email in writing, addressed to info@nisekoskilodge.com 

  •  Cancellation 2 months before check-in will receive a full refund of the paid amount (in JPY), less any merchant fees from banks or payment processors 

  • Any amount refunded in full will not include bank fees or currency conversion charges

  • Cancellation or reduction in your booking within 2 months of the check-in date will incur 100% cancellation fee, however, bookings are transferable.

  • Any changes to the initial booking may be treated as a cancellation.


 

Guest Services

  • Payment of Guest Services items booked must be paid 14 days prior to check-in date

  • Any change to guest services items is considered a cancellation of the initial booking. 

  • Cancellation within 14 days of the check-in date is subject to 100% of the guest services fee

  • Any cancellations due to delayed flights or inclement weather will need to be claimed through travel insurance. 

  • Any services cancelled due to delays and weather will need to be repurchased.

  • Any requests for changes must be confirmed in writing and we will accommodate where possible

 

Vehicle Hire

  • Vehicle hire booked through us is subject to Japanese law, in which an International Drivers Permit or a Japanese Drivers license is required.

 

Shared Facilities

  • Communal facilities can be found in some Niseko Ski Lodge properties. This includes kitchens, dining rooms, living rooms, showers, and toilets. These spaces are shared with all guests in the lodge and are to be respected by all guests.  

  • Note; many buildings do not have ensuite bathrooms. Please double check your booking to confirm whether you are booking with an ensuite.

 

Cleaning

  • All rooms will be deep cleaned before guest arrival and will have clean sheets and a clean towel.

  • Mid-stay cleans apply for guests staying 7 days or more, including fresh towels, fresh linen and general room clean

  • Communal areas will be cleaned daily by staff, however, we ask guests to respect the areas and clean up after themselves. 

  • Japan has very strict recycling programs and we ask all guests to respect the organisation or rubbish

 

Accommodation, extra persons and additional items

  • If unforeseen circumstances arise, we reserve the right to modify, cancel or withdraw any arrangement. We will inform you as soon as possible and offer you the choice of alternative accommodation of a similar standard, or a refund of all payments made for any affected dates.

  • An extra person fee of Y2000 per person per night, which is applicable only to some accommodations and room types, at the discretion of our agents. 

  • The maximum described number of guests per room may not be exceeded. This is a fire safety requirement. 

  • No part of accommodation or stay is able to be sublet to a third party. All persons staying in accommodation must be recorded on the booking and must abide by the terms and conditions.  

  • Some apartments require us to provide guests with a key to the apartment or lockers. Loss of this key will incur a JPY 5000 fee for replacement.

 

Check-In and Out

  • Check-in time is between 3 pm and 10 pm. Early check-in may not be possible and there is limited luggage storage for early check-ins. 

  • Check out time is 10 am. Late check out may not be possible. All luggage and guests much vacate by this time. Failure to observe this will result in ----.

  • In compliance with Japanese law, all foreign guests must provide Passport details on check-in. Non-compliance will result in a booking cancellation without refund. 

  • Valid credit card details must be presented at check-in for a security deposit?

  • Parking is not available before check-in time or after check out

  • Failure to leave the room by check out time (10 am), you will be charged a rate of JPY ¥5000 per hour

  • We reserve the right to enforce this check out time and force vacation of a guest who has overstayed


 

Damage to properties, fixtures, fittings

  • Guests must accept responsibility for loss and damage to the accommodation during the stay, including all fixtures, furniture, and fittings

  • Your personal belongings, including lift passes and rented equipment, are at your own risk during your stay

 

Smoking and Pets

  • All of our accommodation is non-smoking

  • If guests are found to be smoking in accommodations they will be warned to stop. If repeated, the party may be evicted without refund

  • If smoking has damaged the room or requires cleaning, the guest will be charged for this excess cleaning

  • Pets are not permitted in any Niseko Ski Lodge property. Failure to comply with this will result in immediate eviction without refund.

 

Parking

  • Parking during the winter season is extremely restricted and dependent on snow clearing routes. In order to secure parking at any property, guests must pre-book the parking. Each property has a limited number of parking spaces.

  • Street parking is illegal and a car parked on the road may be towed

 

Insurance & Weather

  • Niseko Ski Lodge recommends all guests buy Travel insurance to cover any delays, late notice cancellation or unavoidable changes to plans. It is the guest's responsibility to cover themselves.

  • No responsibility or liability is accepted by Niseko Ski Lodge, its employees, agents or contractors for any death, injury, accident, damage to personal property (including baggage) or any other matter arising from any act, omission or thing outside of their control.

  • Niseko Ski Lodge operates solely in Japan and therefore operates under Japanese law and therefore Japanese law applies to all services supplied.

  • Under no circumstance is Niseko Ski Lodge responsible for any costs incurred by inclement weather or snow conditions, including cancellations and delays.

  • The last bus from Chitose Airport to Niseko departs at 21:30 in winter and the earliest first bus from Niseko to Chitose arrives at 11:00 am. Flights outside of these times will require private transfers. 

  • In addition to the above terms and conditions, all bookings are also subject to the terms and conditions advised at the time of booking.
